I work in the field down in So Cal, and the truth that all of us who work in the field know is that open houses are just marketing ploys by agents and brokers to generate new buyer leads. They are rarely, if ever, valuable to the actual homeowner who has been ushered out of his or her house.

It's a sad truth.

Comment on Why is the Real Estate Industry Still Using Paper Checks? by Rick Sterling

Currently the main problem is the bank service fee's … even pay pal charges the receiver 3% and 3% or so adds up to a heavy fee on a $2-$5k emd. Most banks also charge a wire fee …. for either incoming or out going. Banks also charge the end receiver for those banking on-line features as well as the bank customer for using it …. transfer of money thru Federal Reserve is not free ….For a brokerage … it's a hefty money loosing proposition. Then there is the accounting … deposits made with on-line direct deposit or wire transfers are hard to directly link to a specific Name or person, so from a lender accountability tracking or from State REB regulation of tracking … it gets a little more difficult to prove things to the state., and sometimes banks lump wire transfers together from the same senders routing #s ……
We tried taking pay pal … gmail and CC payments this summer for weekly rentals and the fees wiped out our profits …. so we had to add the service fee 2.9-3.1% of the weekly rental fee back to the renters …. they didn't like it …. that's $78 on a $2600 charge. (our management fee was only $325 … so that's 25% of our commission)
For our brokerage … checks are far less expensive and the bookkeeping is better …. we have a check scanner in the office and scan the checks for deposit, so we don't have to run to the bank … we can deposit 24/7 and the cost is pennies …. instead of 2.9-3.1%
     ….. Blame the banks …..

We use Walkscore on all the real estate websites we are hired to develop. It's a powerful, user-friendly utility to add to real estate listings, even in the free version. The professional version is amazing for the money. We recommend it to all of our real estate web design clients and most of them choose to upgrade.

The Commute Report is a smart feature. Glad they added it.

You're so right Brian; however, my question is...how will we go paperless with EMD's? Are we going to run into the same issues as we do with esignatures where some will take it an others won't? Perhaps if NAR could put together an "accepted protocol" for a paperless transaction; one which would be an accepted format amongst all Brokers and lenders, we could avoid some of the problems we have now.

Tina,
I've thought about this issue too. In fact, Ainsley McDougal tweeted about this at MidYear asking if anyone had used the Square iPhone app to accept an EMD. I think paper checks for EMDs will soon be a thing of the past as more and more companies go completely paperless.
